Cap rate, explained simply
Capitalization rate (cap rate) is a property's net operating income (NOI) divided by its price or value. It describes the unleveraged yield of a property in a single year.
A cap rate does not account for financing, future rent changes, capital improvements or the condition of the property. Two buildings with the same cap rate can carry very different risks.
Use cap rate as a starting point for comparison, then look closely at the quality and reliability of the income behind it.
